The fund is intended for investors with a balanced relationship to risk, who are interested in the stable, balanced growth of their investment in the Euro and who are considering investing their money for an extended period of time for the purpose of achieving higher yields, as offered by bonds mutual funds, with an acceptable level of risk. Investors should be prepared to invest their finances for a period exceeding 5 years.
Investment profile of the fund:
The fund belongs in the category of special, real - estate mutual funds. It is primarily focussed on investment in fixed assets (residential premises, logistical centres, commercial centres, office buildings and sports, relaxation and accommodation facilities) and asset-based participation on real-estate companies. Investments have a moderately conservative orientation.
Investment strategy of the fund:
The strategy of the fund is oriented towards the investment of finances primarily in medium-sized, leased commercial fixed assets, administrative buildings, investment in tourism, regional commercial centres and logistical and storage spaces. A significant part of the portfolio shall also be invested in residential development projects. A characteristic feature of the management of fund assets is the active search for fixed assets showing signs of undervaluing or prospects for future growth. The selection of concrete fixed assets and regions is dependent on their anticipated future growth.
Factors affecting the development of the value of the fund:
The most significant factors influencing the performance of the fund are economic growth in countries where the fund realises its investments and the exchange rate of the Euro against other currencies.
Economic growth:
Economic growth in countries to which will be directed investments positively influences the growth in value of fixed assets on their national markets, which has a positive influence on the growth in value of shares and vice versa.
Exchange rate:
the value of a mutual fund can also be affected by changes in the exchange rate of the currency in which the assets of the mutual fund are accounted. The strengthening of foreign currencies against the Euro has a positive effect in the form of growth in the value of fund assets and vice versa.
Concentration risk:
The concentration of investment in a certain geographic region or sector results in market and specific risks.
Market risk:
Market risk (macroeconomical, political) has a large influence on the value of a mutual fund. Unfavourable macroeconomical or political developments in a country have a negative effect on all investments.
Specific risk:
This is a risk that applies only to a certain fixed asset or type of fixed asset. Specific risk can be reduced through the diversification of the assets of a special fund into varying types of investment.
